The action
There were several two-bedroom plus den units for sale in April at Barclay Terrace, a two-tower complex at the corner of Islington Avenue and Dundas Street. This one the 20th floor had a standard floor plan, but it was professionally staged and was given a price below $700,000.
“Another two or three [units] had the exact same layout, but we presented better,” agent Belinda Lelli said.
“We chose to list at the $698,000 price as a previous comparable listing sold recently below that price.”
Buyers were invited to view the 1,352-square-foot unit at an open house, which was well attended with a dozen guests. One visitor wrote a conditional offer of $670,000 days later. The next week, the deal was finalized.
“It’s a big endeavour to do open houses; there are a lot of moving parts to it, but it works,” Ms. Lelli said.
“Larger, well-maintained suites are selling when priced properly, and presented in an updated, turnkey fashion.”
The condo has separate living and dining areas.
What they got
This nearly 40-year-old unit in a building near Islington Golf Club and Tom Riley Park has west-facing windows in the bedrooms, the solarium and the eat-in kitchen.
There are separate living and dining areas, as well as two bathrooms and a laundry closet.
The unit has one parking spot. Monthly fees of $1,292 cover utilities, cable, 24-hour concierge and the use of a gym, indoor pool and squash and tennis courts.
There are west-facing windows in the bedrooms.

“The hotel-like amenities make this a forever destination,” Ms. Lelli said.
“It’s a great area, too. You can go on Dundas or Bloor [streets] to the restaurants, and parks are close by.”
