This ground-floor unit was the only one for sale this January at the Sorrento condominium near Bond Lake and Lake Wilcox, about 45 kilometres north of downtown Toronto. But, listed at an asking price of $749,000, buyer interest was feeble. Once the price was dialled down to $609,000 in April, the story changed.
“That building didn’t have any other condos for sale, but the condo market in general has a lot of options,” agent Ken Ramsay said.
“We’re finding a lot of condos, and even some houses, are requiring a price adjustment.”
Two offers emerged. The best one, at $589,000, came from a local resident, who was pleased to discover several acquaintances living in the four-storey building.
“It’s a very tight-knit community,” co-listing agent Jaime Ramsay said.
“It’s a very lively building with lots of activities for residents. They have bingo nights and movie nights.”

“For condos in general, it’s a pretty good size, over 800 square feet,” Mr. Ramsay said.
“The ground-floor units have 12-foot ceilings, which are incredibly high ceilings.”
