The action

This 1,405-square-foot penthouse was, this April, one of the few two-bedroom plus den units open to buyers in the area around Bathurst Street and St. Clair Avenue. Roughly a dozen potential buyers booked tours of the space in its first week on the market. When one visitor discussed purchasing it with the seller, two more came forward with offers. The highest bid went $81,000 over the asking price.

“You want to price it where it’s good value, where you’re going to have a lot of eyes on it and book a significant amount of showings,” said agent Andrew Ipekian.

“There was nothing for sale in the building at the time, which also helped us.”

Mr. Ipekian had an inkling this south-facing unit was popular for its size and setting in a roughly 35-year-old building overlooking Cedarvale Ravine, and nearly across from the sports field at St. Michael’s College School.

“Condos in well-built buildings in fantastic locations and that have good views are generally holding their value and selling in a timely manner,” Mr. Ipekian said. “This is a prime example.

“Also, larger units are in higher demand than smaller units because these are real, livable units.”

“The building did have a rooftop terrace, which gave people an opportunity to get fresh air and enjoy the view,” Mr. Ipekian said.
