Owners of this two-bedroom unit at Taylor Lofts, near Crow’s Theatre, were pleased to get an offer earlier this spring, but the feeling was short-lived when the buyer was unable to clear the conditions on their offer. An offer by a second buyer that was $29,900 under the asking price was accepted a few weeks later.

“In today’s condo market, we’ve literally had properties on the market for over a year,” said agent Edwin Brdlik.

“Any positivity in the market these days is few and far between, and the fact is, this basically sold twice.”

Among newer condos, the 750-square-foot unit is considered mid-sized. The last sale of a similar-sized unit in the 10-year-old building was more than six months ago.

“It was a good time, from our standpoint, because you want to be competing with the least amount of comparable units as possible,” Mr. Brdlik said.

“There may have been one or two other units [listed]: a smaller one-bedroom and a bigger two-bedroom unit.”

“It’s a smaller building in a popular neighbourhood,” Mr. Brdlik said.

“It has a second bedroom/den for a home office. There are so many people working from home these days, it’s nice to have a separate space for that, rather than in the living room or bedroom.”
