Agent Jack Ross relied on a common strategy to sell this semi-detached house in North Riverdale near Danforth and Broadview avenues. The home was listed below $1.5-million – barely above the price the seller paid in 2017 – and potential buyers were given one week to submit offers. About 50 groups toured the house, and three parties made offers, with one going $201,000 over the asking price.
“I wasn’t surprised at all, in that there were multiple offers and it sold over asking, because we went with the offer-date strategy,” said Mr. Ross.
“Inventory levels for a semi-detached home in Riverdale, at the time, were pretty low, and it’s primarily because a lot of the properties that did come to market were using offer-date strategies.”
This property’s popularity was also rooted in its location.
“It’s a great neighbourhood,” said Mr. Ross. “There’s always going to be buyer demand.”
“The proximity to the city is important, as well as access to [transit]. For instance, at 77 Dearbourne, you’re a short walk to Broadview [subway] Station and Chester Station.”
