The action

This spring, agent Robert Greenberg used a time-tested method to drum up multiple offers for this semi-detached house on a 23- by 100-foot lot near Mount Pleasant Road and Davisville Avenue.

He used a low price of $995,000, combined with a short viewing period of only six days, to attract large crowds to weekend open houses. Nearly 100 visitors saw it during the week. On the offer date, three purchase offers were registered.

“I could have priced this property at $1.1-million or $1.2-million, but it probably wouldn’t get the same attention and traffic,” said Mr. Greenberg.

“Finding a property under $1-million in Toronto is pretty hard,” he said, adding that the large frontage and bigger size of the semi compared to others in the neighbourhood also helped.

The home’s move-in-ready appearance and prime address within walking distance of the subway line, numerous restaurants and well-regarded schools also helped drive up the selling price.

“It’s in a very desirable neighbourhood on a very good street,” said co-listing agent Amir Kiabi.

“The [owner] spent money on painting, broadloom, and a new fence to make the house presentable, and it paid off.”
