The action

This four-bedroom house backs onto a golf course at Blue Mountain resort, but it spent more than a year on the market before finding a buyer. When it did sell, the price was $525,000 below what the seller paid in January, 2022.

Agent Krista Bradley tried numerous strategies, which included reducing the asking price, restyling the furnishings and producing a video highlighting the home’s attractions.

“After COVID, the market was experiencing a huge amount of correction,” Ms. Bradley said.

“We positioned it as a dream property on a desirable lot in Blue Mountain, fully finished from top to bottom, featuring a huge, premium, pie-shaped lot with stunning landscaping, no neighbour across the street, and some of the very best views of the golf course and mountain.”

The home initially sold last fall, but that deal collapsed. Ms. Bradley then brought in a couple of her long-time clients who had been looking for waterfront properties on Georgian Bay. Eventually, they presented a firm offer of $2-million.

“They had just recently pivoted to expand their search to non-waterfront types of homes,” Ms. Bradley said.

“I had a feeling this home would check a lot of boxes for them.”

What they got

This eight-year-old house has a built-in, three-car garage and 3,000 square feet of living space, plus a finished basement with access to a covered patio.

There are two kitchens, six bathrooms and an office, as well as a family room with a gas fireplace and 18-foot ceilings.

One-time and annual homeowners’ association fees apply for resort privileges.
