The action
Agent Amy Polson employed numerous strategies to generate multiple offers for this three-bedroom row house near Dundas Street and Lansdowne Avenue. She set a price under $1-million and a quick deadline for submitting offers. The response from buyers was enthusiastic, with more than 100 home tours and 10 offers.
“Any time you get double-digit offers, it’s not anticipated, and that was definitely the case here,” said Ms. Polson.
“There was definitely some pent-up buyer demand for houses. We haven’t seen a lot of inventory, [with] some leftover from the winter months that weren’t moving.”
The negotiations ended with the buyer adding $380,000 above the asking price for the two-storey home. Built in 1900, it has been renovated and expanded in many areas, including the basement, which now has a laundry room, a second kitchen, a full bathroom, a recreation area and two entrances.
“It’s unusual in row homes to get that extra space,” Ms. Polson said.
“It had an addition on the back that provided a main-floor family room and options in the basement for multigenerational living. There’s lots of flex space – and that really spoke to people as well.”

“It’s a nice quiet street with a school across from it, and you’re walking distance to Little Portugal, Roncesvalles across the [train] tracks, Parkdale and Trinity-Bellwoods.”
