The action

This three-bedroom unit, redesigned around 2020, appealed to buyers looking for a move-in space in upscale Rosedale. Three buyers saw it in person before the seller got an offer that went $50,000 over the asking price to seal the deal.

“People in today’s property market just want to walk in and find something done, whether it’s a house or an apartment,” agent James Warren said.

“[The seller] completely gutted and renovated it, and it showed beautifully with gleaming, parquet floors and an electric fireplace.”

The size of this 1,407-square-foot unit, in a co-op building embedded in a five-acre site on a ravine, also helped in getting a quick sale.

“If you look at a co-op versus a condominium, your dollar tends to go further in the sense that you get more space,” Mr. Warren said.

“The living room and dining room were sizable; you could even bring in a baby grand piano.”

This unit has a wide and shallow plan with southeast-facing windows in each bedroom and a balcony along the living and dining rooms.

“Twenty-one Dale, also known as Kensington Apartments, is one of the best co-ops in Rosedale,” Mr. Warren said.

“It has lovely gardens out front and at the back, and it’s nicely positioned. You can walk to either Castle Frank or Sherbourne subway stations.”
