The action

This semi-detached house does not have parking or a basement, but it offers nearly 700 square feet of updated living space and front and back yards. It’s in an area that’s come to be known as Tiny Town, because Craven Road has the city’s largest collection of detached houses under 500 square feet, many built for labourers in the early 1900s. The homes also face the backyards of the homes one street over, separated by a long city-owned fence. This home, listed for $830,000 last year, then reduced to $735,000 received several offers, but all were rejected as too low.

“It’s a smaller property and a unique property,” said agent Darren Roopnarain. “We just needed time to find the right buyer.

“There have been other Craven Road sales in the $500,000s, but they weren’t quite as nice.”

This March, the home came back on the market, priced $49,000 below what it sold for in November, 2020. A lengthy video tour helped attract a new set of buyers. One successfully negotiated a $676,000 deal.

“For the sellers, even selling it for less than what they paid, the value is on the other end when they’re upsizing,” Mr. Roopnarain said.

“The houses they liked were $1.6-million; now they can get it for $1.1-million.”

What they got

About 10 years ago, this house was gutted and upgraded, complete with heated flooring in the sunroom and four-piece bathroom.

There is a living room and an eat-in kitchen with exposed brick walls, quartz countertops and stainless-steel appliances. A side door exits to a walkway along the 12- by 78-foot lot.

An upper deck is accessed through the primary bedroom.

The agent’s take

“You get a house for under $700,000, but you’re also moving into a really cool neighbourhood,” Mr. Roopnarain said.

“Although it’s small, they made creative use of the space, like it had a tankless hot water [heater] stored in the kitchen and European-style washer and dryer combo.”
