The action
A couple relished the landscaped gardens and spacious interior of this three-bedroom house, but after four years, they wanted to move to a smaller, maintenance-free condominium in the area, near College and Bathurst streets. Well aware that they had bought at the market peak and resigned to selling below that price, they listed with an asking price $175,000 under what they paid in 2022.
“We knew prices had softened and decided to take a practical and honest approach in terms of its value and how to price it,” said agent Christopher Bibby.
“We wanted a number to get people through the door.
“We also knew we’d have to negotiate, no matter what.”

The home, built in 1890, had numerous assets, including a new kitchen, new mechanical systems and a fairly new roof. Fourteen buyers examined the space over four weeks. The sellers worked with the first guest with an offer and hammered out a $2.1-million deal.
“The facts that it was detached, steps to College, and fully redone, all drew people there,” Mr. Bibby said.
“There’s not much of an appetite any more for people to do renovations.
“What’s scary is, before, you knew you could buy a house, finish it the way you want, and it would sell quickly or over asking,” Mr. Bibby said. “That’s not the case any more.”
