The action

A few blocks west of Mel Lastman Square on Yonge Street, this raised bungalow was put up for sale in March at an asking price of $1,188,000 and got five offers, but the sellers rejected all of them as being inadequate. The property’s price was raised to $1,488,000 and got one more offer, but that too was rejected.

“Maybe the timing wasn’t right,” said agent Andrew Ipekian. “There were a lot of homes for sale around that time.

“In this market, it’s ever-changing, and there’s not only one way to do something. You have to be innovative and try different ways.”

In June, the seller took a new tack, slashing the asking price to $999,000. That, coupled with new photographs of the pool in season, reignited buyer interest. Four new purchase offers were received, with the sellers agreeing to a $1.3-million deal.

“We waited for the pool to open, ordered new photos, and positioned the pool as the prime selling feature of the home,” Mr. Ipekian said. “We ended up selling for a good number.

“Not many homes have pools in this price [range]. Some newer homes have it, but they were significantly more expensive – over $1-million more.”

What they got

This bungalow has an attached garage, three bedrooms, two kitchens and two full bathrooms.

There are living and dining rooms on the main floor.

The basement has a recreation area with a separate entrance to the 50- by 135-foot lot, as well as one bedroom with an exit to the yard.

The agent’s take

“One key selling factor is its location and accessibility to transit and major highways,” Mr. Ipekian said.

“It’s an older home situated on a wider lot. If someone wanted to do an addition or rebuild the house some time down the road, it was a great opportunity for someone to get into the neighbourhood at a good price.”
