The action
The scenery was a prime asset for this detached house on a 60- by 130-foot lot backing onto a ravine, though it would probably need renovation work. Agent Chris Neil listed the property with an asking price just under $1-million a few weeks into the new year, when there were few competitors in the neighbourhood near Taylor Creek Park. About 30 buyers, including families and investors looking to redevelop, toured the home.
“It appealed to a specific client willing to do the work and restore the house to its glory, Mr. Neill said. “But with the ravine views, we figured it would attract quite a bit of attention.
“The last two Januaries were pretty active. Our strategy was to take advantage of … buyers fighting over less inventory.”
The long-time owner rejected three offers, betting that, with few opportunities for buyers to purchase properties on the cul-de-sac, he had the upper hand. He accepted a fourth bid, though it was $19,100 under asking.
“A lot of people love living on that street – it’s a dead-end, cul-de-sac great for families – but not a lot comes up for sale,” Mr. Neill said.
“It’s a very good-sized lot, 60 feet wide, and again, it has the ravine setting.”
