The action

The buyers’ agent, Bronwyn Bertles, ensured that her clients saw the unit at a private showing prior to the open house, to beat the competition.

“We went a little bit over the asking price to get the seller to work with us. Yeah, apparently there were definitely some upset buyers,” Ms. Bertles said.

She said that when sellers get a strong offer right away, they might sometimes wonder if they priced too low. In this case, she says she believes the home would have had several offers at the same price. It was priced correctly.

“We came in strong and quickly.”

The agent’s take

“The owners clearly had kids, so they had decluttered and moved things away. They had made it almost staged-like,” Ms. Bertles said.

“I was talking to a colleague of mine, and it seems like everybody wants an 11 out of 10 right now. It’s got to have everything you want and be priced well.”
