What They Got

This 628-square-foot condo is in the downtown Yaletown neighbourhood, steps to the seawall, in a 22-year-old building with a gym, sauna and guest suite. The one-bedroom with a flex room and balcony had undergone a major renovation due to a sprinkler flood caused by a tenant.

“Everything was new, and the owner did a really good job, so my client basically got a brand-new looking condo, and a great layout,” said the buyer’s agent Dwayne Launt. “The owner did everything right that you could think of. It was a custom-designed kitchen, not a developer-built kitchen.”

The seller had installed new floors, new quartz counters and high-end appliances, as well as a bathroom with heated flooring.

“It was priced well, because there is a lot of stuff in that range in that area,” said Mr. Launt.

By the end of the first open house, the listing agent had received three offers, he said.

When a property doesn’t need renovations it can get a good price, he added, because buyers do not want to do renovations in this market.

Mr. Launt’s client had just started looking at properties when the listing came onto the market, but he already knew the property was good value.

“The worst thing you can do as a buyer’s agent is show them the best place first,” said Mr. Launt.

The deal completed April 16.

The Agent’s Take

“Condos are still taking a bit of a beating,” said Mr. Launt. “It’s getting a little better, but it’s still quiet.”
