The action
The buyer’s agent Jeremy Sellmer said his clients had competition but the home still sold for under asking and close to the assessed value of $2,424,000. The sellers had paid $2.7-million in 2021, at the peak of the market.
“You may kick off a multiple offer on a property if you’re priced well, but it doesn’t necessarily mean you’re going to get above-asking,” said Mr. Sellmer. “In fact, a lot of times we’re seeing multiple offers come in under-asking.”

“You’ve got some sellers on the west side right now that are holding on to the old pricing, and we’re not in a monolithic market. We’re in a very segmented market right now,” said Mr. Sellmer.
“And this is not the market to say, ‘We’ll just try it and see what happens.’ Sellers have to be priced correctly to get a sale.”
