The action
The sellers had purchased the unit two years ago for $2.1-million, and had to move for work. They didn’t make money from the sale, but they didn’t lose much either, said listing agent Bronwyn Bertles. The property, she said, held its value.
“We got quite a bit of interest and an offer that first day, because it was priced well. The story here is that there are certain pockets of Vancouver like Kits that really hold their value,” said Ms. Bertles. “In the case of this townhouse, it is super unique, really beautiful and very European. And it’s a block from the beach.”
The agent held a second open house but didn’t receive any other offers.
The sale completed July 15.

What they got
This 1,700-square-foot townhouse is located “north of Fourth,” about a block from the beach, in one of Vancouver’s most coveted neighbourhoods.
The Kitsilano six-unit boutique property was built in 1982, when developers could afford to be generous with space and finishes. The space is flooded with natural light, with a double-height atrium, two private terraces, a rooftop deck and an interior courtyard.
It is warmed with radiant heat beneath the engineered oak floors. The kitchen features a large island and top-end appliances. The sellers had already moved out, so the property was completely staged.

The agent’s take
Ms. Bertles believes they likely would have received another offer, but in a finicky market it was better to take a good solid offer with a quick completion date rather than hold out.
“You have to ask, ‘what’s your risk tolerance?’” said Ms. Bertles. “Because the next offer could be $1.95-million.”
