What they got
This ranch-style home sits on a large 6,727-square-foot lot in Tsawwassen’s Forest by the Bay neighbourhood, on a quiet street among well-maintained homes.
Built in 1981, and in original condition, the three-bedroom home with 2½ bathrooms has “good bones,” listing agent Dwayne Launt said. But it needs extensive updates, including replacement of carpeted and [tiled] floors, a new kitchen and new bathrooms.
The nearly 3,000-square-foot, one-level house with attached garage was well maintained by the previous owners and could easily be lived in without updates, he added. The landscaping is mature, lush and low maintenance. The property is in a suburban area and not considered easily walkable to the shops.

The action
The sellers had power of attorney for their parents and no one was living in the home when it was listed, Mr. Launt said. That made it easy to show to the many people who viewed it.
“There were lots and lots of showings – lots of young families and folks looking towards getting out of a multilevel home and into a rancher,” he said. “Everything is on one level, and everything was working perfectly. You could easily live there without doing a single thing. But young families are looking for a more modern look. A lot of people don’t want to do the updates.”
The sellers received two offers, but the first offer collapsed. The sellers accepted the second offer.
“We felt the price was in line,” Mr. Launt said. “And because it’s an estate sale, they wanted to move on.”

“Everyone wants hardwood floors and new cabinets. Once you get into stuff like that, it can cost a lot of money,” the listing agent said.
“But this had a big lot, a great layout, and it was in a great neighbourhood.”
