The action

This A-frame cottage is on a 6½-acre lot on Wheaton Lake, near the Bay of Fundy is within a “non-census area” where the foreign buyer ban does not apply. But the charms of this year-round home went unnoticed by potential buyers, who were nowhere to be found.

“The unique thing about this property is the proximity to St. Andrews,” agent Katelyn Rodassaid. “Some people know it as St. Andrews by-the-Sea, which is a very hot tourist destination.”

“Buyers have been spooked for a number of reasons: inflation, tariffs and uncertainties of the world. [There are also] misconceptions about interest rates, when they’re actually lower than they were two years ago.”

Political uncertainty in the U.S. had buyers on edge and concerns were heightened by a wave of immigration crackdowns there. The owners adjusted their asking price last summer, but it wasn’t until this February that offers started to roll in. A bid of $439,000 was accepted in March.

“We had an influx of U.S. buyers, due to the ICE raids, at a time that’s normally dead,” Ms. Rodas said.

“On top of that, we had the local market looking for their summer cottage property.”

“It’s a trendy, cute, black A-frame [cottage], and inside it’s a really nice place,” Ms. Rodas said.

“If you continued to the end of Holts Point Road, it’s a two-minute drive, you’re on the most beautiful oceanfront beach.”
