The action

This 47-year-old bungalow failed to get any serious interest from buyers when on the market for more than two months last year, and little changed after the asking price was cut by $14,000 last fall. This year, a new agent was brought on and immediately sliced another $45,002 off the price for the fixer-upper in the southeast end of Edmonton. That same day, two buyers registered offers for the two-bedroom home.

“It’s important to get the property in front of the right people,” agent Aligul Arslan said.

“This property does need some love and renovations, and a lot of first-time homebuyers don’t want to deal with expensive renovations. I targeted investors.”

The offer with the top dollar came with a caveat: The seller had to accept quickly, but Mr. Arslan said it was an easy call.

“The offer was really good; $10,000 over asking and an unconditional offer,” Mr. Arslan said.

“There was a deadline on that offer, and we didn’t want to risk [losing] it.”
