The action
A first-time buyer with a $500,000 budget found the options west of Calgary limited, with available properties either too expensive or too small. This two-bedroom unit, about 30 kilometres east of Banff National Park, fit the bill, but another house hunter had already signed a deal. Nonetheless, this buyer negotiated an offer, hoping to still be in the race should the first deal founder.
“We put an offer in the day it was listed, and we were already the backup,” said the buyer’s agent Nicole Tate-Stratton.
“There was a lineup of people after us, a backup to our backup. It’s indicative of how challenging it is to find a place.”
Three weeks later, Ms. Tate-Stratton was told the first buyer couldn’t remove the conditions on their offer. The new buyers waived provisions on their offer and the 33-year-old unit was theirs.
“It’s a townhouse-style condo in Dead Man’s Flats, which is a little community outside Canmore where prices are slightly better,” said Ms. Tate-Stratton.
“It’s a very popular destination, and there are a lot of people who have second homes here and vacation properties.”

What they got
This upper unit is in a small complex designed with two-storey structures, each with four units. It has an 839-square-foot plan with two bedrooms, one bathroom and a laundry closet.
There is a kitchen and a dining area with access to a balcony, as well as a living room with a gas fireplace.
There’s also a storage locker and parking space that come with the unit.
Monthly fees of $600 cover heating and water.
The agent’s take
“It’s similar to everything else in terms of the layout and size, but what makes it lovely is it backs onto green space,” Ms. Tate-Stratton said.
“You can also see the mountains in the background.”
