The action
A family sold their townhouse in Bradford, Ont., about 70 kilometres north of downtown Toronto, and set themselves a $1.1-million budget to buy a larger property near relatives in Durham Region, east of the city. They toured 30 houses over several months, but their first offer was for this detached, four-bedroom house in Ajax.
“Even though they ultimately moved to Ajax, they were considering other neighbourhoods, like the one they lived in, Richmond Hill or Pickering,” said the buyers’ agent Ira Jelinek.
“They were coming from a townhouse of maybe 1,500 square feet above ground, and this is 2,600 square feet above ground with more bedrooms, more bathrooms, and more space for a growing family.”

The agent’s take
“The buyers loved that it backed onto a park,” Mr. Jelinek said.
“You didn’t have any neighbours in the backyard and a nice, expansive view.”
The interior features were also upgraded, from nine-foot ceilings in the principal rooms to pot lights and hardwood flooring in the bedrooms upstairs.
“It had some nice upgrades inside, like coffered ceilings,” said Mr. Jelinek.
