The action

Agent Belinda Lelli and Hannah Zoebelein led their clients through 30 rentals to house their child enrolled at the University of Guelph this fall, but many options lacked parking or were tenanted quickly. Their prospects improved once they focused on condominiums, such as this one-bedroom corner loft with one parking spot at Mill Lofts, two kilometres from campus.

“Many parents face this dilemma of renting versus purchasing, and given the market conditions for condominiums, a purchase makes sense,” said Ms. Lelli.

“A lot of places that were perpetual leases were also more run down, and this one looked well maintained.”

Furthermore, rather than giving up roughly $2,000 in monthly rent, paying full price for this 645-square-foot loft, listed for $419,900, was advantageous, alleviating unknown financial and mental costs of finding student housing for at least four years.

“While rent prices can increase significantly each year, especially in Ontario, owning with a fixed-rate mortgage ensures your primary housing costs remain predictable for your entire degree,” Ms. Lelli said.

“Your child avoids the stress of hunting for a new apartment or moving every single school year.”

What they got

A textile mill, built circa 1902, was converted into modern lofts in 2004. This unit preserves 16-foot wood ceilings, exposed brick walls and oversized windows in the bedroom and living room.

There is a kitchen and bathroom with new laundry machines.

The unit has a storage locker. Monthly fees of $520 include use of water, heating, concierge and amenities.

The agent’s take

“What’s great about Guelph is that it’s not too far from Toronto, York Region and the GTA, and there is a guaranteed pipeline of students that need housing,” Ms. Lelli said.

“After graduation, [the buyers] can continue renting the unit out for passive income or sell it, potentially turning a profit.”
