The action
This four-bedroom house was priced under $3.5-million, below what agent Andrew Ipekian estimated was the value of comparable properties in the area around Yonge Street and Lawrence Avenue. The attractive pricing seemed to work, with 60 people through the door, and a large crowd at the open house. Two parties tendered bids before the offer date. The best offer went $56,112 over the asking price.
“I’d gone to see other comparable homes that were available in the surrounding area, and made sure we were the better value,” Mr. Ipekian said.
“This was in good condition and received two offers, both without any conditions.”
Painting and staging helped show the home at its best.
“The more turnkey you can make your house for someone who can move in with just their toothbrush, the easier it’s going to sell,” Mr. Ipekian said.

There is a cement deck and gas fire pit in the backyard.

“The house was great for entertaining,” Mr. Ipekian said.
“The location in Lawrence Park is still – and probably always will be – highly desirable, primarily because of the great public and private schools in the neighbourhood.”
