The action

Listing agent Dennis Sepulveda’s clients had made an offer on a bigger home that was subject to the sale of their townhouse.

“Normally that would be unheard of, but not in this market,” said Mr. Sepulveda. “It’s a giant stack of dominoes, and who knows how long the chain is.”

The agent advised his clients to price below $1,050,000, but they wanted to test the higher price. After adjusting a couple of times, and cancelling and relisting, they got the one offer.

At the first price, they got zero inquiries, he said. Over all, he did one private showing and only three parties showed up at the open house.

“I think everywhere was slow, especially at that time. The market was just dead.”

What they got

This four-bedroom, four-bathroom, three-storey end unit townhouse in White Rock had undergone several updates since it was built in 2010.

The kitchen has been renovated with quartz counters, the bathrooms and floors have been updated, and synthetic grass in the backyard gave the place a new look and feel, which helped with showings.

Because it’s an end unit, away from the road, the 1,964-square-foot space has plenty of light and privacy compared to other units. It has an attached garage.

The agent’s take

“You have to be a 10 out of 10 when staging it, and it has to show super well, and priced well,” he said.

His clients had been in the unit for years with a family of four, but they managed to empty it out and stage it like a show home within a week.

“I always tell my clients, ‘It’s a product you’re selling. It’s not your home any more.’”

The sale was completed on March 25.
