“The buyer did very well,” she said. “However, the sellers also did well, as [a comparable] home down from them at 542 Dollarton Highway sold eight months earlier for only $20,000 more, despite the market declining on a monthly basis since that sale.

“I think their attention to detail in making their home and lot spectacular helped us significantly.”

What they got

This modest-looking home, built in 1967, belied an impressive renovation, with a south-facing panoramic ocean view and bright, spacious layout.

The agent’s take

“This was an amazingly well-done home that had fabulous ocean views … all located in a five-minute walk from both beach and Cates Park, across the street from Dollarton Centre shops and restaurants,” said Ms. Houlihan.

“Fortunately, the sellers realized that, despite how amazing their home is, it is only worth what buyers will pay in a particular market.”

The sale completed July 23.
