What they got

This house overlooking Okanagan Lake was built eight years ago and has a large deck and a pool. Inside, it has 5,008 square feet of living space, a vaulted ceiling, a large kitchen with dark wood floors and cabinetry, and a butler’s pantry. The five-bedroom, six-bathroom house sits on a third of an acre in the Kettle Valley neighbourhood, which is filled with high-end houses in the $2-million to $4-million range.

The action

The sellers wanted to downsize to a flatter, more walkable neighbourhood, listing agent Richard Deacon said.

They had purchased the property in 2020 for $1.858-million and had since updated the house to add about 500 square feet of living space.

Mr. Deacon showed the house to about a dozen parties after it was listed, and people thought it was well priced considering the quality of the home and the views, he said. Without any offers and a slow market, in November and December, he held a few open houses. As a result, two parties came forward with bids. The sale was the second highest for Kettle Valley in six months.

The agent’s take

“We didn’t want to go above $3-million,” Mr. Deacon said. “But we also had, let’s say, a rare house because there were three or four houses on that street that had all sold or were selling that were somewhat similar. This one definitely had the nicest yard and had just undergone a couple of upgrades and was just a little better than a few others on the street.”

The sale was completed on April 9.
